Estimate an FHA payment including the upfront mortgage insurance premium (financed into the loan) and annual mortgage insurance. Premium rates are set by HUD and can change; confirm current figures with me.
Estimate a VA payment including the VA funding fee (financed into the loan). Funding fee percentages are set by the VA and depend on down payment and prior use; some borrowers are exempt. Confirm your eligibility with me.
Results are estimates for illustration only. "Principal & interest" (P&I) is the loan payment only. It does not include property taxes, homeowners insurance, mortgage insurance (PMI/MIP), HOA dues, flood insurance, or other costs unless you enter them where a field is provided. Any rate you enter is an example, not a quote. These results are not a loan offer, rate quote, commitment to lend, or an approval or guarantee of eligibility. Actual terms depend on credit, income, property, and program guidelines.
It depends on the loan program and your situation. Some programs allow lower down payments than many people expect, and others require more. We'll go over the options that may fit you.
A pre-qualification is a quick estimate based on information you provide. A pre-approval goes further: it involves reviewing your credit and documentation, which gives sellers more confidence in your offer. Neither one is a final loan approval.
Often, yes. Self-employed borrowers may qualify with traditional documentation or, in some cases, alternative programs such as bank-statement or 1099 loans. Let's talk about your income and paperwork.
An initial conversation doesn't require a credit check. When it's time for a pre-approval, a credit report is typically required. I'll let you know before anything is pulled.
